BRENHAM PLANNING AND ZONING TO VIEW SET OF PLAT REQUESTS

  

Brenham’s Planning and Zoning Commission will meet Monday to look at a series of preliminary and final plats.

The first set of plats concerns over 29 acres of land owned by Blue Bell Creameries. Blue Bell, along with Strand Associates, wish to develop property, at 2004 Old Chappell Hill Road, with a fleet maintenance building and pallet transfer facility.

The proposed plat of the Blue Bell Subdivision includes creation of one lot and detention reserve totaling 29.3 acres, along with a 20-foot right-of-way dedication along Old Chappell Hill Road.

Staff have reviewed the preliminary and final plats, and recommend approval.

The second set of plats deals with a request to form the Westwood Division No. 1, over 28 acres of property near State Highway 36 and US Highway 290.   The applicants, Charlotte Smith and Clay Corporation, and Lampe Surveying, wish to formally plat the land currently developed with retail and non-residential uses.

The proposed plat includes creation of nine tracts of land, addressed from 2080 to 2205 US Highway 290 West, and a quarter-acre right-of-way dedication for 100 Westwood Lane.

Staff have reviewed each of the plats, and recommend approval.

The Commission will also look at a request to remove a property frontage requirement of public right-of-way, for property located on 2625 and 2681 Selma Lane. The applicants, Kevin and Tammy Lynn Burnett, own several tracts of land on Selma Lane, which they access through an easement, rather than private road or public-right-of-way.

The applicants want to subdivide the property into three tracts of land, but staff realized the proposed plat is not in compliance with adopted subdivision ordinance. Therefore, staff are recommending denial, but they do say the applicants could plat the property with approval from an adjacent property owner.

In conclusion, the Commission will look at approving the 2019 calendar for meeting dates and submittal deadlines.

The Commission will meet Monday afternoon at 5:15 p.m., at City Hall.
