Brenham’s Planning and Zoning Commission will meet Monday afternoon to discuss amending an ordinance for the Vintage Farms Subdivision.

The Commission will hold public hearing on the planned development ordinance, which concerns air conditioning units.  Currently, the ordinance states units cannot encroach into side and rear setback space by more than two feet on single family properties.

The request asks that the restriction for AC units be removed.  Staff were unable to find a reason for why regulating the units would be of benefit, so the Commission can proceed with the amendment.

The board will also look at a re-plat request for a lot at the Ralston Creek Subdivision.  Stylecraft Builders is looking to build a single family unit on the vacant lot, and wish to re-plat pre-existing floodplain into common area.  Staff are recommending approval.

In addition, the board will hear a variance request to allow a 20-foot rear yard setback at property on the College Heights Addition, where typically 25 feet is required.  Staff recommends approval of the reduction, since they believe in this case, strictly following setback standards would hold back this land’s development.

The Commission will meet Monday at 5:15 p.m., at City Hall.
