BRENHAM PLANNING AND ZONING APPROVES REZONING FOR 20 PROPERTIES

  

Brenham Planning and Zoning Commissioners are in favor of a change in zoning for nearly two dozen properties.

Commissioners at their meeting Monday unanimously recommended approval of rezoning 20 properties on approximately 12.1 acres of land located on or next to Clinton Street, Seelhorst Street, South Chappell Hill Street, Dark Street, and Mills Street.  This will change the zoning for the properties from a Commercial Research and Technology Use (B-2) District to a Local Business/Residential Mixed Use (B-1) District.

Project Planner Shauna Laauwe said the city received several calls from homeowners in the area asking to repair or demolish their homes, but their location within the B-2 District marked them as legally nonconforming uses or structures.  This prohibited them from doing anything other than routine repairs and alterations.

Laauwe said the homes in this area were often used by Blue Bell and Stanpac employees in previous years, which is likely the reason these homes currently have the B-2 zoning designation.

 

 

Laauwe said of the 20 lots being rezoned, 15 have residential structures.  Only one of the lots, Woodson Lumber Company, would become legally nonconforming with this zoning change, but she said the company can obtain a specific use permit if it wishes to expand in the future.

The recommendation from the Commission will now go before the Brenham City Council at its meeting December 3rd.

Also at Monday’s meeting, commissioners unanimously approved a request to replat Lots 10 and 11 of the Gun and Rod Circle subdivision to create Lot 10A, containing 1.019 acres of land at 2431 Gun and Rod Circle.
