BRENHAM BOARD OF ADJUSTMENT TO REVISIT ITEM FOR PROPOSED MULTIFAMILY DEVELOPMENT

  

Requests tied to a proposed multifamily structure will come back up for consideration at the Brenham Board of Adjustment’s meeting on Monday.

The requests from Jaime Lazcano, concerning 0.14 acres at 601 South Park Street, were tabled at the board’s last meeting due to the need for an additional variance. 

The applicant has since adjusted his redevelopment plans for the property, reducing from a proposed four-unit multifamily development to three units.  While the original special exception and variance requests remain, the lot meets the minimum 6,000-square-feet site area for a 3-unit development, and two fewer off-street parking spaces are needed.

Among the requests being considered by the board is whether to allow for extension of the height of the structure from 25 feet to 30 feet and 4 inches.  The applicant is also seeking to maintain the existing 6.35-foot side yard setback and have no buffer where a 20-foot buffer is typically required between single-family and multifamily uses.  Additionally, he wishes to permit on-site parking to back into street right-of-way.

City staff recommends approval of the bufferyard variance and parking request, but it recommends denial of the height adjustment.

The other item that will come before the board is a variance request from Walt Edmunds and Jake Edmunds to allow an 8-foot north and south side yard setback, where a minimum of 10 feet is needed, to build an 895-square-foot accessory dwelling unit on 0.22 acres at 1605 South Day Street.  Staff members recommend approval of the variance.

The board will meet Monday at 5:15 p.m. at Brenham City Hall.
