The Brenham Board of Adjustment unanimously approved a request Monday from Circle K to redevelop its property on Highway 105 and Blue Bell Road.
Circle K currently owns the property housing the Valero Station at 1708 Highway 105. It is planning to demolish the existing improvements and redevelop the site with more gas pumps.
The approved request was for a variance to allow a five-foot rear yard setback, where a minimum ten-foot rear yard setback is typically required. This will allow the new convenience store to be located five feet from the rear property line, which city staff say is very jagged.

The board also unanimously approved a request from MC Property Holdings for a single-family residence at 1103 East Main Street.
The special exception approved will allow a 20-foot front yard setback where a 25-foot setback is typically required. The proposed setback is similar to multiple homes located on the same block face, thus qualifying the property for a special exception.
