DEVELOPMENT ON RV PARK UNDERWAY IN CHAPPELL HILL

A new RV park is in the works in Chappell Hill.

Called the Chappell Hill RV Resort, the development is located on FM 2447, next to the First Baptist Church of Chappell Hill. The website for the project, which is being developed by Chapel Hill Partners, lists the park as a 30-acre, “low density” resort.
Planned features include an amenities center, pool, dog parks, lakes for fishing and paddleboarding, WiFi, walking trails, game areas, and pavilions. According to the website, the development has a target opening date of spring 2021.
Brandon Goodyk of Chapel Hill Partners called the park a “high-end” facility, with an architectural style similar to what is seen in the downtown Chappell Hill area. He said there will be restrictions in place covering the type, age, and overall appearance of RVs allowed, and discussions are being held to determine the amount of time visitors can stay at the park. He said the firm intends to bring “value” and “enhancement” to the community with this park, and has plans to host events at the park to complement festivals and other happenings in Chappell Hill and Brenham.
Washington County Commissioner Candice Bullock said the county does not have any site development regulations, but County Engineer Ross McCall is currently evaluating regulations for these types of developments. McCall confirmed this, saying he is looking into creating regulations to address drainage and traffic impacts among other areas. He said the development of site regulations is in the Engineering and Development Services Department’s internal five-year improvement plan.
Bullock said the only regulations the county currently has are for septic and floodplain. Environmental Health Director Mark Marzahn said the subject property is not in the regulated floodplain, so no floodplain permit is required. He said his office will work with the developer on the septic permitting, but there are no pending permit applications at this time, and he has not received any planning materials from the developer. Goodyk said the firm plans to submit the septic requirements this week.
Bullock said it is the understanding of her, Marzahn and McCall that the site is still in the early planning stages, with Marzahn and McCall saying they are not sure of what the timeline is for the project. However, Goodyk said the developer has completed the civil design, and is “well-established” in its plans.
Neither Marzahn nor McCall have been made aware of any complaints or concerns from residents about the project. Goodyk said the park has been received well thus far.
Hopefully the city planner will complete the RV requests for information that has been collecting dust for over a year and a half. This park will be a five star destination for RV’rs that have quarter million dollar RV’s. Hopefully, something will FINALLY get done. Not having this development in the city of Brenham is a great tax loss to all citizens of Brenham.
When public officials fail to perform then the loss in tax revenue should be deducted from future pay to make up for the downfall of tax revenue. That is the real world result for the self employed. Bad performance should not be rewarded at the taxpayer’s expense.
Will there be limits as to how long someone can live at the park? Otherwise an RV Park can turn into a trailer park, with long term residential issues. People in the area need to understand that RV parks can quickly be allowed to become permanent residences. How will utilities be billed to each hook up? Basic questions need to be asked by our local leaders!
