BRENHAM PLANNING & ZONING APPROVES REQUEST FOR CAR WASH

  

The Brenham Planning and Zoning Commission unanimously approved a specific use permit request for a new car wash at its meeting Monday.

Commissioners approved the request from Todd and Tyson Felder, who wish to build a 24/7 automated car wash at 1413 West Main Street, the site of the former auto detailing business, Executive Hand Car Wash.  The two plan to demolish the existing commercial building and accessory structure at the location and build a 5,000-square-foot facility with two wash bays, an equipment room and a 20-foot covered kiosk.

City of Brenham Project Planner Shauna Laauwe said steps have been taken to reduce the noise levels at the car wash for nearby homes and businesses.

Laauwe said the car wash will have three vacuums that service five vehicles, with queueing space for 12 vehicles.  She said the facility will have a total vehicle capacity of 20 vehicles.

Per conditions included in the commission’s approval, the car wash will also place the automated entrance machine or teller underneath the kiosk, utilize hooded and downcast lighting, and submit a landscaping and screening plan that conforms to the city’s landscaping and bufferyard requirements.

This request was the first to be brought before the commission since the Brenham City Council in August gave the authority to allow car washes as specific uses in the B-1 or Local Business Residential Mixed-Use Zoning District.

The city did not receive any public comment letters or phone calls on the matter, and no one from the public spoke at Monday’s meeting.

Also on Monday, the commission approved a final plat for Phase 3 of the Liberty Village subdivision, consisting of 113 residential lots on 24.4 acres.  The plat includes setbacks established by the Planned Development District zoning and a 10-foot public utility easement next to public right of way for the future construction of City of Brenham utilities and Bluebonnet Electric services.

During a staff report, Development Services Director Stephanie Doland said the city is planning a joint work session with the commission and the city council to discuss updates to the city’s thoroughfare plan.  The meeting will be held on Monday, January 10, 2022 at 11:30 a.m. at The Barnhill Center.
