BRENHAM BOARD OF ADJUSTMENT TO TAKE UP THREE VARIANCE REQUESTS

  

The Brenham Board of Adjustment will hear three variance requests at its meeting on Monday.

The first item comes from Bluebonnet Electric Cooperative, who seeks to install a payment kiosk in the parking median at 1909 South Market Street that once held an ATM.  The request is to allow a 19-foot front yard setback, where a minimum of 25 feet is required, so that a protective and aesthetic roof structure and overhang can be installed over the kiosk.

Next will be an item for a 0.28-acre property at 1403 West Main Street, formerly the site of the Main Street Antique Market.  A 20-foot drive aisle is being requested, where 24 feet is the minimum, for two-way drive aisle traffic.  The building is being converted from retail use to an office space.  Due to the width of the property, TxDOT will only approve one driveway at the location, but the applicant, Arete Property Management, has sought an access agreement with the adjacent property owner that would allow travel across property lines.

Lastly, the board will take up a request from Thundercock Development to allow a 20-foot front yard setback, where 25 feet is the standard, to build a multifamily development on 0.60 acres at 1301 and 1307 North Park Street.

City staff recommends approval of all three requests.

The board will meet Monday at 5:15 p.m. at Brenham City Hall.
