BRENHAM BOARD OF ADJUSTMENT APPROVES TRIO OF VARIANCE REQUESTS

The Brenham Board of Adjustment unanimously approved three variance request items presented during the board’s meeting on Monday.

The first request was from Bluebonnet Electric Cooperative, who plans to install a payment kiosk in the parking median that formerly held an ATM at 1909 South Market Street.  The board agreed to allow a 19-foot front yard setback, where 25 feet is typically the minimum, in order for a protective and aesthetic roof structure and overhang to be installed over the kiosk.

After that, the board approved a 20-foot drive aisle, where 24 feet is the minimum, for two-way drive aisle traffic at a 0.28-acre property at 1403 West Main Street, formerly the site of the Main Street Antique Market.  The building is being converted from retail use to office space.  TxDOT will only approve one driveway at the location, due to the width of the property, but the applicant, Arete Property Management, has sought an access agreement with the adjacent property owner to allow travel across property lines.

Finally, the board allowed Thundercock Development to utilize a 20-foot front yard setback, reduced from the standard 25 feet, on 0.60 acres at 1301 and 1307 North Park Street to build a multifamily development.
