BRENHAM BOARD OF ADJUSTMENT TABLES ACTION ON PROPOSED MULTIFAMILY DEVELOPMENT

  

The Brenham Board of Adjustment approved two items during its meeting on Monday, but a third that drew the most attention ended up being postponed to a future meeting.

Special exception requests were set to be considered from Jaime Lazcano, who is seeking to redevelop property on 0.14 acres at 601 South Park Street into a multifamily structure with four units. 

Prior to the meeting, city staff received multiple comments from neighboring property owners in opposition to the requests, which included maintaining the existing 6.35-foot side yard setback and allowing no buffer where a 20-foot buffer is normally required between single-family and multifamily uses, allowing on-site parking to back into street right-of-way, and expanding the main structure from a maximum height of 25 feet to 30 feet and 4 inches.  The comments expressed concern about the small size of the lot and the lack of parking space available.

However, the city discovered the need for an additional variance for the project, and since that variance was not advertised, the item had to be postponed until after proper notification has been issued.  While the applicant and other citizens were allowed to speak, no action was taken by the board, who will reconsider the matter at a later date. 

The board did vote unanimously in favor of the two other items on the agenda.  The first was a variance request from Cliff and Jane Fontenot, allowing them a 3-foot south side yard setback instead of the normal 5-feet minimum in order to build a new, 792-square-foot detached garage at their residence, located on 0.31 acres at 1302 South Day Street. 

After that, board members approved a special exception request from Andrea Hand to allow the extension of a nonconforming structure at a 3-foot north side yard setback, where the requirement is 5 feet.  This is for the planned construction of a 462-square-foot carport attached to the existing detached garage at her residence, located on 0.20 acres at 606 South Park Street.
