The applicant, Arete Property Group, is seeking to build a 12-unit multifamily development on 0.6 acres at 1307 North Park Street, between McNeese and Sayles Streets.  The plans include one 4-unit building on the north side of the L-shaped lot and a second 8-unit building along the east side, with the units each having three bedrooms and coming with covered and off-street parking.

The developer is asking for a 15-foot north side yard setback and a full variance to the 20-foot bufferyard requirement for the north side of the development, adjacent to a single-family use.

In June, the board granted the applicant a 5-foot reduction in the front setback to allow a 20-foot front setback along North Park Street, which lets the developer meet the bufferyard requirements next to the single-family residential to the west of the property.  Bufferyard requirements to the south are being met.

City staff recommends approval of the variance request.

The board will meet Monday at 5:15 p.m. at Brenham City Hall.
