BRENHAM PLANNING & ZONING TO CONSIDER REPLATS, SPECIFIC USE PERMIT

The Brenham Planning and Zoning Commission will hold its first meeting of the year on Monday.

The meeting will open with the election of a chair, vice chair and secretary for 2026.

Next will be two replat requests, the first coming from James and Harriet Sue Jenkins, regarding a recently purchased single-family home sitting on 0.366 acres at 1804 Westbrooke Cove.  The residence on the property has a back porch that encroaches slightly into the 15-foot building line and public utility easement.  The new owners are seeking a replat to decrease the easement and the rear building line to 10 feet along the existing property line, adjacent to the right-of-way for an undeveloped cul-de-sac.

The next replat request is from Sam Seidel and Eigentum Capital, LLC, concerning 5.281 acres of vacant on the east side of South Blue Bell Road and the west end of Oak Alley Boulevard.  The property was previously platted as unrestricted reserve in the second phase of the Oak Alley subdivision and is part of the Oak Alley planned development.  The owner now wishes to develop the third phase of Oak Alley, so a replat is needed.

The final item is a request for a specific use permit on a 0.68-acre lot owned by Scott Bailey at 1307 Hidden Creek Lane, located in a single-family residential use district.  The applicant is looking to build a 320-square-foot accessory dwelling unit on the northeast side of the property, with similar construction qualities to the main structure on the property.

City staff recommends approval of all three requests.

The commission will meet Monday at 5:15 p.m. at Brenham City Hall.
