WASHINGTON CO. HOMEOWNERS RECEIVE PROPERTY TAX BILLS
Tax statements have gone out to Washington County property owners.
Washington County Chief Appraiser Dyann White says all local taxing entities reduced their tax rates, with a majority of the reductions prompted by higher appraised values. School district tax rate decreases were caused by the state’s property tax cuts.
White says the biggest change for 2023 property taxes is the increase in the residential homestead exemption mandated for school districts, as well as the compression of freezes for homeowners with an Over 65 or Disabled Person freeze.
Pending a vote from the public on November 7th, the school district residential homestead exemption is going from $40,000 to $100,000, and school district tax rates are also being reduced for 2023. The property tax savings are funded by surplus funds from the state. Property tax freezes are being adjusted so that those homeowners receive the benefit of the increased homestead and the reduced tax rates.
Brenham ISD’s average homestead taxable value decreased from $246,747 last year to $189,055 this year. Paired with the tax rate reduction to $0.7693 per $100 valuation, the tax on the average home will drop by a projected $851.70 annually.
The average homestead in Burton ISD dropped in value from $224,089 to $163,163 in 2023. With a reduced tax rate of $0.9380 per $100, the average home should expect to see a lower tax bill of $832.77 over the year.
The City of Brenham’s average homestead in 2023 increased in value from $215,590 to $247,852. With a tax rate of $0.4584 per $100, the average homeowner should pay an extra $114.90 in taxes annually.
The City of Burton’s average home value went up from $200,266 last year to $223,790 this year. The city’s tax rate is $0.28979 per $100, and annually, the typical homeowner is estimated to pay $5.05 more.
The valuation of the average homestead in Washington County is $280,722 this year compared to $243,552 in 2022. The county’s tax rate is $0.3840 per $100, and taxes on the average home are expected to go up by $137.86 over the year.
The average home values for the Blinn College District are identical to Washington County, at $280,772. The tax rate of $0.3630 per $100 means the typical homestead will pay an estimated $10.08 more annually.
For the Pecan Glen Road District, the average homestead value went up from $408,255 to $458,778 this year. The tax rate for property owners living in the road district is $0.33407 per $100, and the annual taxes on the average home should go up by $6.26.
In the Oak Hill Fresh Water District, the average home value remained unchanged at $374,337. The reduced tax rate of $0.3249 per $100 means the typical homeowner is likely to pay $94.33 less annually.
White notes that the estimates of change in the average tax payment do not include the savings for Over 65 and Disabled Person freezes. Reductions may be more or less depending on each property’s value and when the property first qualified for the property tax freeze.
This is also the first year that Burton ISD and City of Burton taxes are being collected by the Consolidated Tax Collections of Washington County.
My taxes nearly doubled from last year to this year and my wife and I didn’t do any work on the home. Our property has been valued at over $242,000 and there is no way we could sell it for that in this market. I’m baffled by this (altogether).
With all the apparent reductions, why did mine go up so much?
I guess they are trying to run all us locals out.
Really, I don’t see a reduction like was promised. Do they think we’re stupid and believe everything they feed us. Kind of like the school bond lies.
