BRENHAM CITY COUNCIL TO HEAR REQUEST FOR FOOD TRUCK PARK

  

The Brenham City Council will hold a public hearing and possible vote on Thursday regarding a proposal for a food truck park on the north side of town.

Michael Ancone is requesting a specific use permit to develop the Brookside Food Truck Park at the southeast corner of North Park Street and Brookside Drive.  The location, which is across from Hohlt Park, would include pad sites for eight food trucks, restrooms, picnic tables, walking trails, a 5,000-square-foot retail space, an ice kiosk, and 48 off-street parking spaces.

The subject property is zoned B-1 Local Business/Residential Mixed Use.  In November 2021, the council adopted an ordinance allowing a food truck park by specific use permit in zoning districts B-1 through B-4. 

In the specific use permit request, Ancone writes that the food truck park would provide a wide variety of eatery options available in one spot, adding convenience for people visiting the park and families attending sporting events there. 

Two public comment forms included in the agenda packet for the meeting express opposition to allowing the food truck park, citing concerns about privacy, noise and traffic for nearby homes. 

City staff has outlined several recommended conditions for the park in order to receive approval, pending a vote by the council.  Those include building a screening fence or hedge at least six feet tall along the east property line; making sure lights are downcast and directed away from residential properties; providing additional landscaping along North Park Street between the parking lot and the right-of-way; limiting the proposed retail building on-site to no more than 5,000 square feet in gross area; providing a pedestrian traffic plan and accommodating oversized vehicle parking for vans and small school buses; and replatting the two lots that make up the site into one lot.

In regular session, the council will consider a change order to the service agreement with Bassco Services, Inc. related to the design, construction and installation of the fuel farm at the Brenham Municipal Airport.  City staff says the change order is mainly for additional time and services provided by Bassco to ensure the fuel farm and fuel quality was ready for service.

Several items will come before councilmembers in executive session, including an update on Aviators Plus’ lawsuit against the city (Aviators Plus, LLC v. City of Brenham; Cause No. 37896, 21st Judicial District Court, Washington County) and continued discussion regarding the transition to a new city manager.  Current City Manager Carolyn Miller plans to retire in March.

There will also be deliberation in executive session regarding the purchase of critical software infrastructure related to cybersecurity threats.  Following the closed session, councilmembers will re-open regular session and vote on an agreement with CDWG for information technology software.

The council will meet Thursday at 1 p.m. at Brenham City Hall.

  1. It sounds like it’s already approved with a couple of minor changes to satisfy the city staff.
    I agree that having a bunch of people, including kids, crossing that stretch of road is not very smart.

  2. why put it across the road from holt park? Be accident waiting to happen People be walking across the road to go not very smart to do when thats a truck route

    1. So that all the teams that come play sports there from out of town on the weekends can have access to it when they play there.

          1. Fine but kids will be walking over there cause they won’t want to loose their parking spot will playing there. Have you been there to see how many cars and rvs parked there durning a tournament. It’s doesn’t have enough parking for that

          2. I would not walk across the road. I would use the proposed walking path that goes under the overpass near little sandy creek. Its in the picture of map shown at top of this story.

      1. Why are we talking about food trucks when we need a new junior high. Combining the schools is a disaster waiting to happen. Law enforcement can’t control the schools or the kids and the thefts drugs and gangs that come with it. These trucks in my opinion will be a distraction from the city and counties needs

        1. Food trucks and a new school are 2 separate things.
          It would help out the players and families that come for games. It would also give people other choices of places to eat. Cross walks are easy to insyall for any traffic issues.
          But, food trucks are expensive to eat at generally. They also take away business from the existing restaurants that pay property and other taxes that food trucks will not have to. The nice thing is, if it is allowed, and doesn’t work out, a different style of snack bar or restaurant could be built there in the future. Then again, the older I get, the more everything seems too expensive and a bad idea, but turns out, I am wrong , and I’m just becoming an old man!

        2. . This is a private project, not a taxpayer funded project. This is the development of privately owned property. They are trying to follow the rules. The property taxes and sales taxes will benefit the city and county. This has nothing to do with schools.

        3. Lots of things are being built in the vicinity of this food truck area. Retail locations, eatery, indoor golf simulator, etc. The food trucks and auxiliary parking will compliment the area in my opinion. Finally some new things are being built in the Brenham area and hopefully much more comes sooner than later. I use Holt Park six days per week and would love to see the area get much more activity and have things to do locally.

        4. A request for a food truck park developed by private investors has absolutely NOTHING to do with the need for a new junior high. Also, the city is not responsible for the decision to build a new school or not, that falls within the scope of responsibilities of Brenham ISD.

          When BISD puts together a realistic proposal for a new junior high, I’m sure the voters will approve it. That hasn’t happened yet and the taxpayers see through it. Regardless of whether or not BISD gets its act together, the City of Brenham will continue to conduct business. Looks like BISD needs to teach basic civics.

    2. 48 off-street parking spaces, I don’t see why anyone would be walking across the street rather then just driving.

      1. did you not see the pictures looks like to me that you walk under the road thru the drainage system looks like there is a path or walking trail of some sort that leads there from holt park

      2. And you want to loose your parking space at holt park when all the teams are there and the parking lot full and people parking everywhere
