BRENHAM PLANNING & ZONING VOTES TO APPROVE REPLAT FOR PHASE TWO OF WILKINS VALLEY SUBDIVISION
The Brenham Planning and Zoning Commission voted 4-0 in favor of a replat request to allow for further development in the Wilkins Valley subdivision.
The full development, located on West Jefferson Street east of North Dixie Street, is slated to contain 116 single-family homes. Monday’s replat request involved 41 individual lots across 7.67 acres so that the property owners, Clayton and Kellie Collier, could start the second phase of the project. The plat for the first phase was approved in July, and a third phase will come at a later time.
In March, the Brenham City Council approved a change in zoning for 28.09 acres of the property, from a single-family residential district to a planned development district (PDD). City Planner Shauna Laauwe said the typical minimum lot size to build on in Brenham is 7,000 square feet, but through the approved PDD, some lots in the subdivision can be smaller at 5,400 square feet.
The replat presented Monday also covers a portion of the subdivision’s common area, which Laauwe said will not contain homes but will have parks, trails and landscaping.
One resident on Munz Street who spoke at the meeting was concerned that, with the planned extension of North Saeger Street, drivers would use Munz as a cut-through to get to Highway 290. Another resident on Dixie Street asked about the construction access point on Dixie, to which Development Services Director Stephanie Doland replied that once the subdivision is fully built out, there will be no community access across the floodplain.
