BRENHAM PLANNING & ZONING GIVES OK TO PRELIMINARY PLAT FOR EXPANSION OF VINTAGE FARMS SUBDIVISION

  

The Brenham Planning and Zoning Commission on Monday unanimously voted in favor of a preliminary plat request for phases 9-16 of the Vintage Farms subdivision.

The preliminary plat sets out Stylecraft Builders’ plans for approximately 650 residential lots and various common areas on roughly 170 acres, located south and west of Dixie Road and north of Sunset Road.  The Brenham City Council approved annexation and planned development district zoning for the area in September.

The residential development is expected to be constructed in multiple phases over the next 10-12 years, depending on market conditions.

When the city council addressed the item in September, much of the discussion was spent on the presence of space dedicated for multifamily dwellings, but the developer opted to redesignate the space as being for “dense residential”, such as townhomes, twin homes and “cluster housing”.  Additionally, a minimum 35-foot bufferyard will be in place from the property line of the existing Vintage Farms single-family homes.

The final plat for the development will be taken up later and will provide more specific information on each proposed phase, as well as more detailed reviews for drainage and utilities design.
