BRENHAM PLANNING AND ZONING APPROVES REZONING AROUND EAST TOM GREEN STREET – WITH CHANGES

The Brenham Planning and Zoning Commission approved a city-led request to rezone around 87 acres of land from residential use to mixed residential and business use at its meeting Monday, albeit with some adjustments.
After receiving several public comments before the meeting stating concerns about the rezoning, staff presented a revised rezoning proposal for 14 tracts of land on and around East Tom Green Street, Loesch Street and Niebuhr Street.
Specifically, the new proposal places the northwest zoning border at property on 1209 East Tom Green Street and at the Margaret E. Blizzard Senior Center. This keeps the residential lots to the west of 1209 East Tom Green Street, as well as the land west of and behind the Senior Center, zoned as single-family residential.

The alternate proposal garnered the favor of several residents at the meeting, who said they wanted to keep that area zoned for single-family use.

The rezoning request was prompted after the city received several calls from potential buyers of the property at 1209 East Tom Green Street, which is undergoing foreclosure, to see what commercial uses for the site were allowed. The land has previously been permitted for use as a dance studio, construction office and daycare.
Designation as a business and residential mixed use district allows the land to be used for single-family, two-family and multi-family residential use, while also allowing neighborhood commercial uses like offices, florist shops, dance studios, retail, restaurants and outpatient clinics. Roughly 60 of the 87 acres included in this rezoning is occupied by Brenham ISD.
The rezoning was passed and will head to the Brenham City Council on Thursday for final approval.
