BRENHAM PLANNING & ZONING TO TAKE UP PRELIMINARY PLAT FOR VINTAGE FARMS SUBDIVISION EXPANSION

In September, the Brenham City Council approved annexation and planned development district zoning for roughly 170 acres south and west of Dixie Road and north of Sunset Road.
The preliminary plat to be considered on Monday lays out Stylecraft Builders’ plans for approximately 650 residential lots and various common areas, which are expected to be constructed in multiple phases over the next 10-12 years, depending on market conditions. The final plat will be taken up later and will provide more specific information on each proposed phase of the development, as well as more detailed reviews for drainage and utilities design.
During the city council’s debate on the item in September, a major discussion point was the presence of space dedicated for multifamily dwellings, but the developer opted to redesignate the space as being for “dense residential”, such as townhomes, twin homes and “cluster housing”. Additionally, a minimum 35-foot bufferyard will be in place from the property line of the existing Vintage Farms single-family homes.
The commission’s vote on the preliminary plat will follow a public hearing.
The commission will meet Monday at 5:15 p.m. at Brenham City Hall.
