BRENHAM BOARD OF ADJUSTMENT REJECTS SETBACK REQUEST

The Brenham Board of Adjustment voted unanimously Monday to deny a yard setback request for a single-family home.
The special exception request from Titan Premier Investments asked the city to allow a 20-foot front yard setback where a minimum 25-foot front yard setback is required in order to build the home at 904 West Jefferson Street. The applicant, Kevin Kuklis, is seeking to build a 1,440-square-foot home on the lot, which measures approximately 0.153 acres.
Citizens expressed concerns regarding the proposed building materials, possible adverse effects to neighboring property values and property upkeep. The applicant did not state what materials he would use to build the home.

After public testimony from neighboring property owners, the board found no evidence that the new home would be compatible with the existing neighborhood.
City of Brenham Project Planner Shauna Laauwe said the applicant would still be able to submit a building permit for the home as long as he builds with the standard front and rear yard setbacks of 25 feet, along with the minimum side yard setback of 10 feet.
