BRENHAM BOARD OF ADJUSTMENT OKs CHANGES TO MINIMUM PARKING FOR REDEVELOPMENT OF FORMER BRENHAM OFFICE SUPPLY

  

The Brenham Board of Adjustment approved a request Monday to reduce the number of required off-street parking spaces for an unoccupied commercial building planned for redevelopment.

The board granted a special exception to allow 14 parking spaces at the site of the former Brenham Office Supply store and warehouse at 304 West Market Street, below the minimum requirement of 22 spaces.

Rachael Terry is looking to convert the location into a retail space for a potential antique/home goods store.  The over 17,000 square foot, two-story building has been vacant since 2017 and currently has six off-street parking spaces located along West Main Street.

The applicant seeks to add seven parking spaces by converting over 3,700 square feet of interior space, while adding an additional parallel parking space to the rear of the building along West Vulcan Street.  This would be a total of 14 off-street spaces, including one handicap-accessible space.

The board also approved a request to reduce the minimum required average lot depth of 115 feet at 905 Sycamore Street to bring the property into compliance.  The current average lot depth is 76.41 feet.
