BRENHAM BOARD OF ADJUSTMENT APPROVES LOT SIZE REDUCTION, ACCESSORY DWELLING UNIT

The Brenham Board of Adjustment unanimously approved two variance requests at its meeting on Monday.

The first item approved was to permit David Hermann of Home Town Properties, LP to have reduced lot size, width and average lot depth at his properties at 500 and 502 West Third Street.  These include 8-foot reductions in the minimum required lot width and minimum average lot depth, 8-foot east and west side setbacks, and a lot size of 5,564 square feet where 7,000 square feet is typically the requirement.

The reductions allow for the existing lot to be divided into two and for the two homes on the lot to be sold separately.

The second item approved was to reduce a rear yard setback from the required 10 feet to 8 feet, so that the property owner, Robert Stults, can put in an accessory dwelling unit (ADU) at 700 Pecan Street.  The 768-square-foot ADU would accommodate the property owner’s parents.
