BRENHAM PLANNING AND ZONING APPROVES REZONING FOR LIBERTY VILLAGE SUBDIVISION

  

The Brenham Planning and Zoning Commission approved the rezoning of nearly 77 acres of land off Blue Bell Road, Burleson Street and Highway 36 North, the potential site of a new subdivision.

Commissioners at their meeting Monday approved rezoning the vacant land near Brenham Elementary School from a combination of Residential and Commercial Research and Technology use to Planned Development use.

The applicant, home developer DR Horton, is proposing over 300 single-family homes to be built in three phases in the subdivision, named “Liberty Village”.

Development standards for the subdivision show it will feature a looped trail system and sports equipment in detention/common areas; a centralized public park with a looped walking path, playground facilities, and a pavilion; and a sidewalk connection to Brenham Elementary School, coordinated with Brenham ISD.

Development Services Director Stephanie Doland said the exact location of the connection with Brenham Elementary School is still being determined, but discussion has been held with Brenham ISD representatives.

 

 

Detailed pricing was not shown or discussed at the meeting, but Doland said pricing options for first-time home buyers will be available.

DR Horton Land Development Manager Philip Bargas

Philip Bargas, Land Development Manager for DR Horton, showed several model homes for the project, each ranging from 1,225 to roughly 2,600 square feet in size. Homes will have a 20 percent masonry requirement for the front elevation, while the lots will have a minimum area of 6,325 square feet.  Lot depth and width are 115 and 55 feet, respectively.

Bargas said he expects subdivision construction to begin in April, with construction of the first homes beginning in late summer. He added that construction of the public park would be completed before the first home is occupied.

The subdivision will have entries at Blue Bell Road and Burleson Street, along with entry monuments.

Commissioner Dr. Deanna Alfred said, with this subdivision, traffic on school mornings could be a concern near the elementary school. Bargas said DR Horton has spoken with TxDOT about installing a signalized intersection at the subdivision entrances.

The zoning request will now go before Brenham City Council at its meeting on January 16th.
