Brannon Industrial Group/Premier Metal Buyers is asking to change the zoning at 1150 Dixie Road from Local Business Residential Mixed Use to Industrial Use. The subject land tract is a 3.77-acre portion of 6.9 acres on the east side of Dixie Road, south of Confederate Lane and neighboring the business property of Premier Metal Buyers at 1555 Highway 36 North.
The business plans one day to relocate to near Blue Bell Creameries, but until it does, the 3.77 acres from the rezoning would be used for extra storage, fleet parking and vehicle/machine circulation. The company has proposed an 8-foot metal screening fence along the perimeter to serve as a visual screen. The rest of the acreage would act as a buffer between the tract and the Vintage Farms subdivisions. It would keep Local Business Residential Mixed Use zoning for business office space.
The Brenham Planning and Zoning Commission recommended approval of the rezoning at its meeting on November 21st. The city council discussed the issue on December 1st, but ultimately decided to table it so more time could be spent on weighing potential impacts to surrounding properties and further evaluating the extent of the city’s authority in the extraterritorial jurisdiction.
In other action today, the council will hold a public hearing before acting on a specific use permit request from Chris and Deanna Marek to allow an accessory dwelling unit (ADU) in an R-2 Mixed Residential Use zoning district. The unit would be located on a 0.386-acre lot at 604 South Baylor Street, and would be intended for use to accommodate guests and as a short-term rental.
The Planning and Zoning Commission gave its recommendation in favor of the request at its meeting on December 19th, with the conditions that the tract of land be replatted from two lots into one residential lot, and that a proposed off-street parking area and driveway be made with either asphalt or pavement.
The council will meet at 1 p.m. at Brenham City Hall.
