BRENHAM BOARD OF ADJUSTMENT OKs VARIANCE FOR MULTIFAMILY DEVELOPMENT PROPOSAL
The Brenham Board of Adjustment on Monday unanimously approved a variance request for a developer to proceed with a multifamily, townhome-style development near Brenham High School.

The applicant, Arete Property Group, plans to build a 12-unit multifamily development on 0.6 acres at 1307 North Park Street, between McNeese and Sayles Streets. The project consists of a 4-unit building on the north side of the L-shaped lot and another 8-unit building along the east side. The units each have three bedrooms, and covered and off-street parking is included.
The board granted the developer its request for a 15-foot north side yard setback and to allow a full variance to the 20-foot bufferyard requirement for the north side of the development, which sits adjacent to a single-family use.
In June, the board permitted a 5-foot reduction in the front setback to let the developer have a 20-foot front setback along North Park Street, which allows the project to meet the bufferyard requirements next to the single-family residential on the west side of the property. Bufferyard requirements to the south are being met.
City staff did not receive any written comments on the request, but one phone call came in on Monday against it, citing parking and density concerns.
