GLO-FUNDED RENTAL HOUSING COMPLEX IN BRENHAM COMPLETED

  

The Texas General Land Office (GLO) has completed a 10-unit affordable rental complex in Brenham.

The GLO awarded $2,466,000 to build The Oaks at Brenham, located on Gavin Drive, north of the intersection of Ava Drive and Old Masonic Road.  The homes hold three or four bedrooms and have garages and yards.  Seven of the 10 units are guaranteed for low-to-moderate income (LMI) residents.

The units were built using part of $588 million in Community Development Block Grant for Disaster Recovery (CDBG-DR) funds from the U.S. Department of Housing and Urban Development (HUD).  The funds were used to help rehabilitate, reconstruct and build 80 multifamily rental housing complexes damaged or destroyed by Hurricane Harvey in 48 eligible counties outside of the city of Houston and Harris County.

The GLO also awarded $8,766,974 to complete the Marquis at Fayette, a 36-unit multifamily community in Schulenburg.  All 36 units are set aside specifically for LMI families.

The GLO says 6,002 rental homes are being rebuilt or newly constructed to replenish affordable workforce housing.  Of the multifamily affordable housing units being rebuilt by the GLO, nearly 80 percent are guaranteed to house LMI residents for 20 years after completion of new construction and 15 years after repairs are completed.

Through the program, funding applicants are required to designate at least 51 percent of units for LMI families, with rents capped at the HUD’s Home Investment Partnership limits.  Per HUD guidelines, a family is considered LMI if they earn 80 percent or less than the Area Median Family Income (AMFI).  Each apartment complex will be restricted for low income housing for 20 years after new construction is completed and 15 years after repairs are finalized.

  1. I understand the concept here, but sometimes people just have to sacrifice. I’ve had to move my family to a different county to afford housing. I didn’t just rely on assistance. Plus, for the people talking about needing assistance because wages are so low… go get a degree, there is assistance available to be able to afford that too. Then you can make more money. You can’t argue for one thing and then turn a blind eye to all the other options. Hard work can still get you places!

  3. When do I get help with my mortgage? Get a job pay your own bills! That’s what’s wrong with people, they expect to much and think they deserve a hand out!

    1. Wow. That is pretty informative of you!! Getting a job and paying my own bills!! I bet that has never been thought of.

      Or maybe, pay people a livable wage in the first place. This isn’t asking for an handout. This is assistance. Literally for people who have low income. Some at the poverty level. Would you rather people live in the parks or under bridges than get assistance? And why are you always so angry?! Every time I see this name commenting it is always so anger driven and the anger is always misdirected. You should be angry that people NEED low income housing because they cannot work a job with a livable wage.

    2. You get help when you ask for it! The GLO program is not a government giveaway. Those people must pay rent. The rent may be subsidized based on their income; but, that is fine. Think of it along the same lines as all of the for profit businesses that lied or falsified information to receive the PPP loans and other assistance from OUR government in which many of those loans will not have to be paid back. Businesses get entitlements, freebies and corporate welfare all of the time. In fact, city governments engage in this good ole boy tactic to seduce out of time (town) investors to relocate businesses in their town. I guess it all depends on WHO is benefiting from this FREE government money and assistance that determines whether our necks should turn red or not!
