BRENHAM BOARD OF ADJUSTMENT TO TAKE UP THREE ITEMS MONDAY

  

The Brenham Board of Adjustment will hear three items during its meeting on Monday.

First will be a variance request from Cliff and Jane Fontenot, who wish to build a new, 792-square-foot detached garage at their residence, located on 0.31 acres at 1302 South Day Street.  They seek to build the garage with a 3-foot south side yard setback, where the minimum is 5 feet.     

Next, a special exception request will come from Andrea Hand, who wants to build a 462-square-foot carport attached to the existing detached garage at her residence, located on 0.20 acres at 606 South Park Street.  The request is to allow the extension of a nonconforming structure at a 3-foot north side yard setback, where the requirement is 5 feet.

Lastly, the board will consider special exception requests from Jaime Lazcano regarding property on 0.14 acres at 601 South Park Street.  The applicant recently purchased the property with plans to redevelop the interior of the existing main building into a multifamily structure with four units.  The requests include maintaining the existing 6.35-foot side yard setback and allowing no buffer where a 20-foot buffer is normally required between single-family and multifamily uses.  The applicant also wants to allow on-site parking to back into street right-of-way and seeks expansion of the structure from a maximum height of 25 feet to 30 feet and 4 inches.

City staff recommends approval of the first two agenda items.  For the third, staff recommends allowing the buffer reduction and the adjusted parking, but is not in favor of the height increase.

The board will meet Monday at 5:15 p.m. at Brenham City Hall.
